A RICS Level 2 Homebuyer Report is designed for standard, modern, or well-maintained properties. It provides an overview of the property's condition using a traffic-light rating system and highlights defects that need attention — but it doesn't go into the level of detail that an older or unusual property demands.
A RICS Level 3 Full Building Survey is the most comprehensive option. It covers the construction and condition in much greater depth, describes all significant defects, and advises on remediation options and costs.
